Conveyancing is the term for the legal and statutory processes required to complete the transfer of ownership of real estate from one person or entity to another.

Some of the tasks a conveyancer will complete include:

  • Checking the particulars of the Contract and Form 1 Statement.
  • Reviewing the Statutory Government Searches.
  • Searching the Certificate of Title.
  • Verifying a client’s identity.
  • Preparing and arranging the execution of a client authorisation.
  • Preparing and certifying the legal documentation required to transfer the Certificate of Title.
  • Stamping the required legal documentation.
  • Calculating the adjustment of rates and taxes.
  • Preparing settlement statements.
  • Liaising with financial institutions and other relevant parties.
  • Organising funds received or required to complete settlement.
  • Attending settlement whether in person or electronically.
  • Advising Council, SA Water and Revenue SA of the change of ownership.
  • Storing relevant documents.

Conveyancing is a complex process, and as each transaction has its own intricacies, extensive knowledge and experience is required.

The preparation, execution, verification and lodgement of numerous legal documents are important elements of conveyancing.

A vendor and purchaser will both be required to appoint a conveyancer to act on their behalf to complete the transfer of ownership and effect settlement.
